    Great News!  The Military Exchange has expanded to allow more Veterans to take advantage of the benefits.   As a Military Home Loan Specialist I help Veterans and their families with the loans for their homes.  We help with both refinancing, streamline, and purchase loans.  Because of that, I’m always on the lookout for cool new benefits for our amazing Veterans.  If you, or a family member, served in the Military you’re probably familiar with something call the Military Exchange (BX / PX AAFES).  These are places where you can buy products tax free, and often at a discount.  However to take advantage you had to be Active-duty, retired personnel, National Guard members, Medal of Honor recipients, honorably discharged veterans who have been rated as 100 percent disabled, or authorized family members and any military member of foreign nations. Here’s the good news!  Starting on Nov 11th 2017 all honorably discharged veterans can now apply to use the Online Military Exchanges.  Also cool?  They ship for free! Here’s what you need to do – goto VetVerify.org to register and let the savings begin!  They’re going to ask you for some personal info in order to verify your service.  So if you’re not comfortable with that, you may want to do a little more research on this first.  If your records are older, it’s possible the automated registration won’t work.  In that case there

    There are 140 different spaced to fill in information on a Residential Purchase Agreement, and that is not including all the spaces for your names and date. on an average I change 51 boxes. Where there are anywhere from 2 too 10 different acceptable options to fill in those boxes. So that means that an average RPA can have more than 66187782427598330000000000 different ways to properly fill out the form. AND that is just one of the many documents that make up your purchase agreement. To make that really large number easier to wrap our minds around. That is 66 septillion different ways to write the RPA, which is 66 with 24 zeros behind it. It is a really big number. Let me put present it to you in another way, in some states they require you to have a lawyer to help write the contract and to protect your interest. (Georgia, South Carolina & Massachusetts to name a few) So, do you think it is in your best interest to try and sell or buy your home on your own?     Did you know that Mission Beach is the most densely developed residential community in San Diego with 36 dwelling units per acre. As well it has the smallest lots in the city at 1,250sqft. The average price of a home in San Diego has gone up $40,000 in one year. In 2016 the average price was $495,00 now in November 2017 the average price of a home sold is $535,000. The rising prices in San Diego is a daunting concept for new home buyers to tackle. Then add on the additional density we are seeing with new construction and renovations, we are paying more and getting less everyday.
