San Diego Home Prices Haven't Crashed. Here's Where the Correction Is Hiding.

San Diego home values are flat, yet most sales now include a seller concession. Why the correction is showing up in negotiations, not prices.

If you've been waiting for San Diego home prices to drop 5–10% before you make a move, you might be watching the wrong number.

The headline price hasn't crashed. But that doesn't mean nothing has changed. The correction is real, and it's showing up somewhere most people aren't looking: the negotiation.

The numbers the headlines miss

Here's the picture this fall:

  • Zillow shows San Diego County home values essentially flat year over year.
  • Redfin found that 62.3% of sales in its three-month analysis ending May 2026 included a seller concession, ranging from closing costs and repair credits to mortgage rate buydowns.
  • Redfin's July 2026 report found that sellers outnumber buyers by about 30.3%.
  • Builders are doing the same thing: about 63% of builders nationally offered incentives in August 2026.

Read those together. Prices are holding, but nearly two out of every three sales involve the seller giving something back: closing-cost credits, rate buydowns, repair credits or price adjustments after inspection.

A year or two ago, many buyers were waiving contingencies just to get in the door. Now the majority are getting money back from the seller.

Why the correction looks like this

Sellers hate cutting their list price. It feels like losing. So instead of dropping the number on the listing, many hold the price and give ground in other ways:

  • Paying part or all of the buyer's closing costs
  • Funding a temporary or permanent rate buydown
  • Crediting repairs found during inspection
  • Accepting longer timelines or more contingencies

On paper the sale price looks stable. In the buyer's bank account, the deal looks very different.

What this means if you're buying

Stop waiting for the headline crash. The opportunity you're waiting for may already be here, just not in the form you expected.

Instead of asking "Have prices dropped?", ask:

  • What credits can I negotiate? A $15,000–$20,000 concession aimed at a rate buydown can change your monthly payment more than a similar price cut.
  • How long has this home been on the market? Longer days on market usually means more room to negotiate.
  • What did similar homes actually net after concessions? List price and sale price don't tell the whole story. Your agent should be able to show you what sellers really walked away with.

The better question: how should you use the money?

Instead of only asking "How much can I get the seller to reduce the price?", the better question may be:

"What's the smartest way to use the money I can negotiate?"

  • Price reduction: lowers your loan amount and your property tax basis, but a few thousand dollars off the price barely moves your monthly payment.
  • Closing cost credit: reduces the cash you need to bring to closing.
  • Repair credit: covers issues found at inspection without the seller doing the work.
  • Rate buydown: lowers your interest rate, temporarily or permanently, which can cut your monthly payment more than an equal price reduction.
  • A combination: often the best answer, tailored to whether your bigger concern is cash to close or monthly payment.

Lenders and loan programs limit how much seller credit you can receive, so the right mix depends on your loan. That's where real estate strategy and mortgage planning have to work together.

What this means if you're selling

Expect buyers to ask for something. That's normal in this market, not an insult.

The sellers who come out ahead plan for it. They price correctly from day one, prep the home so inspection surprises are minimal, and know ahead of time which concessions they're willing to offer and which they aren't. A strategic credit can sell your home faster, and for more net money, than letting it sit and cutting the price later.

The bottom line

San Diego isn't crashing. It's correcting quietly, one negotiation at a time. Buyers who understand that have more leverage than they think. Sellers who understand it can stay ahead of the market instead of chasing it.
