Instead of just throwing the sign up in the yard after the tenant moves out, they let us reframe it from rental ready to sales ready. With a few low cost but high return updates — fresh mulch in the front, targeted paint, curb appeal, some classic touch-ups — we made the home pop from the street.

What we did differently

When we take on clients, we treat your money like it's our money. So we lined up the vendors in advance so that the day the tenants left, we went to work: fast, precise, no wasted time. Because in this market, buyers enter escrow planning to claw back all the credits — but because we guaranteed multiple bids from day one, we flipped that script and the buyers agreed to take on the home largely as is, removing all those repair negotiations that usually gut a seller's net.

Six offers in the first weekend, sold in five days, 45K over asking, in today's market where most homes are closing under list. No price drops. No repair clawbacks. Closing on time, maybe even a little bit early, and never ugly.

Selling dad's home, when real estate wasn't even about real estate

She came to us in crisis. Her dad had just been diagnosed with Alzheimer's, prostate cancer, bone cancer. Selling a home wasn't optional, it was critical for his advanced care.

Constraint / challenge

She was grieving, she was living in another city, and she was trying to sell a deteriorating home inside of a trust. This deal had it all: legal trust complications, multiple family members, property condition issues, and super tight timelines. Honestly, it could have died more than once.

Ellyn and Taylor: a first-time buyer Cinderella story

Once upon a time there was a newlywed couple named Ellyn and Taylor, native to San Diego, but one day wanted a home right here of their own. Ellyn came across our website and messaged us about her mortgage and real estate options for first-time home buyers.

Constraint / challenge

They didn't want to share walls and wanted a backyard for Wrigley the golden retriever. And even though we were up against multiple offers, we had to put our best foot forward on price and terms.

GHG strategy

We got right to work. We sat down, came up with a plan, mapped out the area, which included their favorites and excluded some of the ones that they knew about. Then it was time to check out homes on our big bad kickoff tour. The goal of the big bad kickoff tour is to get a feel of your target market, not to find a home to write an offer on.

What we did differently

This ain't some made up HGTV house hunting show where you see three homes and write an offer on one. But that didn't stop you. You went all Hollywood on us and found the one on your very first tour: a fully renovated detached single-family home with a nice backyard and a spacious front yard on a cul-de-sac. You acted on your gut and went for it, and best of all you were coachable, excited, and knew a deal when you saw one. We built great rapport with the agent and the seller, you wrote an amazing letter, and you put your best foot forward on price and terms.

Result

We put together such an amazing offer that they accepted it outright without even a counteroffer. And most amazing of all, we weren't even the highest offer.
