What To Expect At A Home Inspection
In the last video we defined a home inspection, so today, we’re going to talk about what to expect at one. Now, the duration of the inspection depends on the size of the property: a 2 bedroom 1,200 sq ft. condo can take 1.5-2.5hrs, a 3-4 bedroom 1,800 sq. ft. house can take 2.5-3.5 hrs. So plan ahead and block some time in your schedule to attend the home inspection. The inspector will check the following major components of a property’s integrity: electrical, plumbing, roof, foundation, and integrated appliances. While you are more than welcomed to follow the inspector around the property, please know that there is a method to their inspection and it should always end with a wrap-up. In the wrap up the inspector will give you a summary of the findings and allow time for all of your questions. While it is not mandatory for you to attend your home inspection, you’d be doing yourself a huge disservice if you don’t at least show-up for the wrap-up. Yes, you’ll typically received your inspection report within 24-48hrs, but remember, this is your opportunity to find-out as much as possible about the home you are about to purchase, ask questions, and have some time to carefully look around…I even like to have a little fun by preparing for the big move!
