Does a Bigger Down Payment Actually Win the Deal? What Sellers Really Look For

A big down payment helps, but it rarely wins a competitive offer on its own. What San Diego sellers actually weigh, and how to make your offer stand out.

"I'm already putting a massive down payment down."

We hear this a lot from buyers getting ready to make an offer, and it's a smart instinct. A bigger down payment lowers your loan amount, can lower your monthly payment and signals financial strength to lenders.

But in a competitive offer situation, it's rarely the only thing that matters, and sometimes it isn't even the most important one.

What sellers are actually weighing

When a seller looks at multiple offers, they're asking one big question:

"Which offer is most likely to close, on time, for the most money, with the fewest headaches?"

Down payment is part of that picture, but so are:

1. Price

Obvious, but net price matters most. An offer at $10,000 more that asks for $15,000 in credits isn't really higher.

2. Financing strength

Who is your lender? How solid is your pre-approval? Has your file actually been reviewed, or is it just a quick pre-qual? Sellers and listing agents notice.

3. Contingencies

Inspection, appraisal and loan contingencies protect you, but shorter contingency periods can make an offer much more attractive. Never waive protections you truly need. Just know what you're trading.

4. Appraisal gap coverage

If the home appraises low, can you cover some or all of the difference? In competitive situations, this can matter more than your down payment percentage.

5. Timeline and terms

Can you close when the seller needs to? Do they need a rent-back? Flexibility on terms is often free for you and valuable to them.

6. The people behind the offer

Seriously. A responsive, professional buyer's agent and a lender who picks up the phone give sellers confidence the deal will actually close.

Where a bigger down payment does help

  • Appraisal cushion. More equity can give you more room if the appraisal comes in low.
  • Loan options. Some programs and pricing improve at certain down payment levels.
  • Monthly payment. A smaller loan means a smaller payment, which matters in today's payment-sensitive market.

It's a real advantage. It just isn't the whole strategy.

How to stop losing to multiple-offer heartbreak

If you're tired of chasing Zillow alerts and feeling like you're always overpaying or losing out, here's what actually moves the needle:

  • Get fully underwritten (or close to it) before you shop, not just pre-qualified
  • Know your real price range. Value homes using real comps instead of algorithms.
  • Have your agent call the listing agent before writing. Find out what the seller cares about most.
  • Structure the offer, not just the price. Terms, timeline and contingencies are tools.
  • Have the financing conversation before you find the house, so you're ready to move when the right one shows up

The bottom line

A big down payment is a strength. Use it. But winning offers come from a complete strategy: strong financing, smart terms and a team that knows how to present your offer.
