The Burnt Toast Theory: When Life Isn't Blocking You, It's Rerouting You

Burn the toast, leave five minutes late, miss something you were never meant to hit. Jesse Ibanez on the burnt toast theory, and what it teaches about setbacks in life and in real estate.

Burnt toast.

That's the theory.

It's a tiny inconvenience that quietly changes your timeline.

You burn the toast. You make another slice. You leave five minutes later than you planned.

And you miss something you were never meant to hit: the red light, the fender bender, the wrong conversation at the wrong moment.

You'll never know what you avoided. You only know you were annoyed about the toast.

Maybe life isn't always blocking you

Most of us treat small setbacks as proof the day is against us. The spilled coffee. The missed call. The deal that fell through. The house you didn't get.

But maybe life isn't always blocking you.

Maybe sometimes it's rerouting you.

What this looks like in real estate

After 20+ years of helping people buy and sell homes in San Diego, we've watched the burnt toast theory play out over and over:

  • The offer that didn't get accepted. It hurts at the time. Then, three weeks later, the home that's truly right for you hits the market, and you're free to grab it.
  • The deal that fell apart in escrow. It feels like a disaster. Sometimes the inspection, the appraisal or the other side's behavior was protecting you from something much worse.
  • The listing that didn't sell the first time. It's frustrating. But the reset (new price, new prep, new timing) often lands a better buyer and a smoother close.

None of that means setbacks don't sting. They do. It just means the story usually isn't finished when you think it is.

How to use the burnt toast theory

  1. Pause before you spiral. Small disruptions feel big in the moment. Give it a breath.
  2. Separate the inconvenience from the outcome. Being late isn't the same as being worse off.
  3. Stay ready. Rerouting only helps if you're prepared to take the new path when it shows up.
  4. Look back occasionally. Some of your best outcomes probably came from a plan B you didn't want at the time.

The next time something small throws off your day

Just smile and say:

"Burnt toast."
