Grigory Perelman is the mathematician who solved the Poincare conjecture but I wonder if he has ever tried to figure out a home loan payment using an online mortgage calculator? Getting a home loan is not easy. Despite what you may read online, see on TV, or pay attention to in the mass media it’s a lot of work for both the borrower and the loan source to successfully cross the finish line. Evidence of this can be found right from the start of one’s journey to home ownership when they ask the most common and basic home ownership question which is “what will my mortgage payment be?”. This should be easy to figure out and you’d think that with online mortgage calculators readily available this would be a no brainer, right? Not so fast Grigory Perelman. Try this experiment, Google mortgage calculator and see what pops up. While the difference in calculated payments can be minimal they often times vary widely. But even with minor differences how is it different at all? It’s math for Perelmansakes! An appraisal is an estimate of a property’s value and is not to be confused with an inspection. It is an evaluation performed by an appraiser who is not chosen by the Listing Agent, the Seller, the Buyer’s Agent, nor the Buyer; they are a third party entity hired by the Buyer’s lender. The Buyer pays for an appraisal as part of the lending costs but the appraiser’s job is to determine a property’s value and see if it is worth the amount the Buyer has offered. Should the Buyer be present at an appraisal? It is not common practice since the appraiser is not there to present information to the Buyer rather gather their own data and present an appraisal report to the Buyer’s lender! Hey Gang! So you might be asking yourself, what are the Greatest Events for Memorial Day? Well, as it turns out, there are upteen hundreds of websites out there that are pushing their PAID sponsor events and businesses. So I will take the road less traveled, hop up on my little soap box and tell you what I think makes Memorial Day weekend great. And that is, carving out a few hours away from the parties and celebration and remembering the brave men and women that served our country and are no longer around to tell their story. I’m like most, I will be looking to maximize the fun factor this coming weekend. Have numerous activities planned, but I have found it too common for people to loose sight of the real reason for this weekend, and that is to remember the brave men, women, soldiers and warriors that have bravely served our country and have passed on. Now I am not trying to shame anyone into paying their respects, and attend every memorial day ceremony. But, I will guarantee you, that if you do attend one of these events this coming weekend, you will be glad you did, and you will become an advocate for others to do the same.

2016 Changes in Lending Well here we are at the beginning of another wonderful year, and this year just like last year, we are seeing the county loan limits go up for San Diego county. The High Balance Conforming loan limit is going from 562,350 up to 580,750. That’s an increase of $18,400. On top of that, minimum down payment requirements fro High Balance Conforming Loans are decreasing from 10% down to 5% down! What this means for you? If you were shopping at the threshold of the county loan limits, your purchase power just went up by almost 20k. And if you were trying to get into a home in the 500’s or up with minimum out of pocket expense, you might be able to just cut that down payment in half. In the last video we defined a home inspection, so today, we’re going to talk about what to expect at one. Now, the duration of the inspection depends on the size of the property: a 2 bedroom 1,200 sq ft. condo can take 1.5-2.5hrs, a 3-4 bedroom 1,800 sq. ft. house can take 2.5-3.5 hrs. So plan ahead and block some time in your schedule to attend the home inspection. The inspector will check the following major components of a property’s integrity: electrical, plumbing, roof, foundation, and integrated appliances. While you are more than welcomed to follow the inspector around the property, please know that there is a method to their inspection and it should always end with a wrap-up. In the wrap up the inspector will give you a summary of the findings and allow time for all of your questions. While it is not mandatory for you to attend your home inspection, you’d be doing yourself a huge disservice if you don’t at least show-up for the wrap-up. Yes, you’ll typically received your inspection report within 24-48hrs, but remember, this is your opportunity to find-out as much as possible about the home you are about to purchase, ask questions, and have some time to carefully look around…I even like to have a little fun by preparing for the big move!
